Peach will take a personal approach to meet your individual needs because we recognise no two landlords are the same. We’ll do everything we can to help you let your property at the right price and to the right people.

Our dedicated lettings team is there to help with any questions you have along the way, from start to finish. The same service is offered throughout the tenancy, should you choose our management service.

Your Valuation

Peach offers free rental valuation advice on your obligations as a landlord and changing lettings legislation. We will always give a realistic estimate of rent you might achieve based upon the current market, rather than an inflated, or unrealistic, rental price. Our results show that’s the right approach.

Viewings & Feedback

We will market your property using the leading online rental portals, arrange viewings and take potential tenants to see it. These will be on the days that work for you or your current tenants, whether on weekdays, evenings or weekends. We will then provide prompt and honest feedback, together with any suggestions that may help a speedy rental.

Whether you live at the property or if it is tenanted, we ideally would like to keep a set of keys for easy access. Rest assured we keep these keys safely locked away and give you or your current tenants at least 24 hours notice of any viewing, to confirm that it’s convenient to visit.

Once an offer has been accepted

The application by the tenant will be dealt with by our appointed referencing company. Reference checks usually take up to 5 working days to complete but some are completed sooner. An employer and landlord reference (where applicable) will be obtained plus a full credit check undertaken as part of the referencing process.

Assuming that the tenant(s) pass these thorough checks and is approved by you we will set a move-in date convenient to all parties.

Preparing the new tenancy

Our team will then draw up an Assured Shorthold Tenancy agreement. While much of this is written to be compliant with all current lettings laws to ensure both you and the tenants are protected during the tenancy, we are also able to tailor clauses to suit you and your tenant’s needs.

In the run-up to the start of the tenancy, we will help you prepare the property and get everything in place for your tenants. This may include:

  • undertaking maintenance
  • ordering items of furniture
  • arranging professional cleaning of your property
  • booking an independent inventory, which we recommend as it protects both you and the tenant if there’s any dispute at a later date.
  • registering your tenant’s deposit with a government-backed deposit protection scheme.
  • informing the local authority and utility providers about the new tenancy.

On move-in day, we’ll make sure that we have received the first month’s rent and relevant security deposit before we release the keys to your tenant. We’ll send you the deposit and first month’s rent, less our commission, within five working days, together with an accounts statement.

Once the tenancy has begun, you’ll be your tenants’ contact for any repairs or maintenance. You’ll also be responsible for taking their rental payments.

However, if you’d like us to do this on your behalf, then you can choose our full management service instead.

Managing your property

For landlords who choose Peach to manage their properties, the service we provide includes:

  • Being the point of contact for your tenants, dealing with all issues that arise during their tenancy.
  • Timely registration of the tenant’s dilapidation deposit for each new tenancy.
  • Collecting monthly rent, paying it into your nominated account and dealing with late or missing payments.
  • Dealing with any maintenance issues as they arise, ensuring that emergencies and essential work is carried out quickly to minimise inconvenience to tenants and to ensure you meet your responsibilities outlined in the tenancy agreement.
  • Providing a monthly statement of your account, showing rent payments and any authorised deductions.
  • Carrying out regular property inspections and providing you with a written report.
  • Liaising with block managers on your behalf where necessary, including the payment of service charges, paying of bills and rerouting of mail.
  • Secure key holding at the office for the use of visitors and contractors.
  • Dealing with insurance claims and damage estimates.
  • Handling the ‘checkout’ process when tenants give notice, liaising with deposit protection services for the return of deposits and when there are disputes over deposit return.
  • Renewing tenancy agreements and negotiating rent increases where possible.
  • Handling all landlord licensing matters, including HMOs and the newly reviewed selective landlord license.
  • Providing relevant and up-to-date advice to you on all lettings matters through our membership of the National Resident Landlords Association.
